About Wagholi Pune

Wagholi takes its name from the Marathi word for tiger. The Wagheshwar temple is its best-known landmark. The village sits on Pune’s eastern edge along Nagar Road.

Over the last 15 years it has grown from a village into a large residential belt. Buyers came for lower prices within reach of EON IT Park and World Trade Center jobs. Rates were around ₹4,000 to ₹4,300 per sq ft in 2015 to 2017, so the area has appreciated steadily.

Wagholi was one of 23 villages merged into the Pune Municipal Corporation. The final notification came on 30 June 2021. Civic services are still catching up with the pace of building.

Localities and Well-Known Societies in Wagholi

  • Nagar Road frontage: the most connected stretch, with shops, colleges and the main bus routes.
  • Ubale Nagar and Awhalwadi Road: a dense cluster of newer projects, closest to Kharadi.
  • Kesnand Road and BAIF Road: larger townships and lower entry prices.
  • Lohegaon side: pockets towards the airport, with quick access to Dhanori and Vishrantwadi.
  • Amrit Nagar and Kalubai Nagar: mixed residential lanes with smaller societies.

Townships and well-known projects in Wagholi:

  • Ivy Estate by Kolte-Patil: Ivy Estate Wagholi is a large township on Kesnand Road with flats, row houses and an in-house school. It is one of the area’s anchors.
  • Epic by F5 Realtors: a 5-acre project on Nagar Road with about 442 homes in 1, 2 and 2.5 BHK. Listings show 1 BHK from about ₹38 lakh and 2 BHK from about ₹54 lakh.

  • Other active builders: Rohan, VTP Realty, Majestique Landmarks, Nyati, Lodha, Mahindra Lifespaces and VJ.

Plots and Row Houses in Wagholi

Wagholi is one of the few parts of PMC where plots and row houses are still common. Demand for both is strong.

  • Plots: portal listings in 2026 show roughly ₹2,000 to ₹5,000 per sq ft. A 1,000 sq ft plot is often listed at ₹30 to ₹40 lakh. Plots inside gated layouts cost more than open land on the edges.
  • NA plots: buy only plots with a non-agricultural (NA) order and an approved layout. Many cheap listings are farmland.
  • Row houses: mostly 3 and 4 BHK. Kolte-Patil’s Ivy Row Houses are a completed example. Newer 3 BHK row houses, such as NG Rathi Palm Nest, have been listed at about ₹78 lakh to ₹1.04 crore.
  • Villas: Square Yards puts villa asking rates near ₹15,000 per sq ft, up sharply in a year.

Plot and row house prices vary widely by road access and title. Get every document checked independently before you pay.

Connectivity and Metro

  • Roads: Nagar Road is the main artery. Kharadi is about 8 km away and Viman Nagar about 10 km.
  • Airport: Pune airport is about 10 to 11 km away.
  • Railway: Pune Railway Station is about 14 km away.
  • Metro: the Ramwadi–Wagholi extension is planned as a double-decker, with the metro above a six-lane elevated road. Groundwork began in September 2026. The first 4.7 km phase runs to Tuljabhavani Chowk, with later phases to Wagholi.
  • Pune–Shirur elevated corridor: a six-lane, partly elevated highway covering Wagholi, Kharadi and Lonikand, awarded in April 2026.
  • Ring road: planned Pune ring road alignments pass through the Wagholi and Kesnand belt.

Traffic on Nagar Road through Wagholi is a known problem, especially just after the Kharadi bypass. Much of the planned work is meant to fix it.
